Exposure History Questionnaire
Upon confirming your booking, you will be directed to complete a comprehensive, online questionnaire covering the history of the home, its contents, and occupants. This questionnaire ensures the most thorough inspection of the property. In cases where a leak has occurred and building materials have dried out, hidden mould may be present even if the area does not register as wet. Gathering detailed information helps identify potential hidden sources and enhances the overall effectiveness of the inspection process. The questionnaire will take approximately 30-45 minutes. Additionally, you'll receive a handout detailing how to prepare for your inspection.
On site inspection
The on-site inspection will involve a comprehensive visual assessment of both the exterior and interior of the property, specifically targeting indications of moisture intrusion and water ingress. Tools including thermal imaging equipment, digital moisture meters, borescope cameras, and techniques for evaluating water vapour will also be used, supplemented by sampling methods. This usually takes 4-5 hours or more. Unlike other inspectors, you won't incur additional charges for extended on-site investigation if a larger amount of issues are found and need to be investigated.
Interior sampling
Interior mould sampling can incorporate a variety of methods, including ATP sampling, as well as air, dust and surface sampling (tape and swab). Your inspection will include up to 5 ATP samples at no extra charge. Additionally, if requested, we can perform ERMI and HERTSMI-2 testing along with interpretation.
Laboratory analysis
All samples are then sent to a NATA-accredited laboratory via Express Post for analysis. Air and surface samples cost $120 each and are ideally taken in each area, as well as one outdoor control sample, however, we can customise this according to your budget.
Report & Scope of Works
Within two weeks of inspection, a comprehensive report will be provided to you. This report outlines identified issues within the home, including current contamination levels, moisture readings, analysis of laboratory samples, and prioritised steps for remediation to restore the environment to a condition 1 state (i.e., normal fungal ecology). These reports are typically over 60 pages in length. They serve as essential guidance for mould remediation companies , providing the necessary information to to kickstart remediation, and play a vital role in handling complaints directed towards strata, landlords, and during legal proceedings.
